From a bustling and busy location steps from Times Square and practically perched atop New York's subway network, to a history rich in creative endeavor, to a newly conceived aesthetic designed to inspire and energize, to a state-of-the-art telecommunications infrastructure, The Plant at 321 W 44th Street is an ideal location to grow your business. Let The Plant be the nerve center of your organization and creative hub for your employees and clients.
John Lennon recorded Imagine here. Bruce Springsteen recorded Born to Run here. Aerosmith, Jimi Hendrix, Cheap Trick, the Allman Brothers, Cindi Lauper, and Van Halen have all recorded culturally iconic smash hits here.
The Record Plant, a tenant of the building from the late 60's to the mid-80's, was the first studio to provide the music artist with a comfortable, casual environment for recording. A trailblazing innovator in the recording industry, The Record Plant single-handedly changed studios from what they were—fluorescent lights, white walls, and hardwood floors—into the living rooms that they are today. Teams of artists, producers, and technicians came together to produce.
For years, The Plant has been the focal point of collaboration between talent, energy, and purpose. Let The Plant be the same for your business.
We are proud to announce our collaboration with FAILE, the Brooklyn-based artists Patrick McNeil and Patrick Miller. Famed for their wide-ranging use of multimedia and distinctive iconography, FAILE recently designed and installed an exterior mural on the east-facing face of The Plant. Elements of the mural pay homage to the building's rich history as a creative engine in the heart of New York's Times Square/Theatre district.
Creativity, Energy, Collaboration: FAILE's mural both echoes and continues the unique narrative of The Plant.

Born of the notion that urban environments and the workplace experience are both enhanced by dramatic outdoor spaces, the newly installed green roof deck at The Plant was designed to invigorate. Step off of the elevator into the magnificent glass-enclosed sky lobby and saturate your senses with earth, city, and sky. Walk out onto the park-inspired deck, enjoy a unique and breathtaking panoramic view of the Manhattan Skyline, and remind yourself that you aren't really flying . . .
Perfect for business functions, generating a new spark of creativity, or simply recharging your batteries—an unparalleled amenity for The Plant and its tenant community.
A state of the art, fiber-optic technical communications backbone has been incorporated into The Plant's infrastructure, enabling tenants to access high-performance voice and data services at extremely competitive pricing. Tenants of The Plant will enjoy the lightning fast speeds of Metro Ethernet a private, dedicated circuit over fiber which outperforms cable, broadband, and DSL.
Unlike other office buildings in Manhattan, The Plant owns its fiber - which translates into better control of costs and service. And in order to ensure premium service, The Plant partnered with Single Digits, a local expert telecom firm, to provide a unique, cloud-based telecommunications solution.
Single Digits hosts and manages tenant applications (e.g. PBX) in their redundant data centers. With a secure connection, tenants save the CapEx to implement these applications, as well as the physical space to install and resources to maintain.
Through Single Digits Layer 2, nationwide backbone, tenants can connect privately and securely back to their corporate office, their data center, or to other offices.
Single Digits offers a robust enterprise VoIP and hosted PBX solution. Flexible bandwidth control prioritizes voice traffic to ensure a dedicated quality of service.
At The Plant, imaginative and resourceful floor plans can be tailored to fit the specific needs of your business. Whether your organization requires a traditional office-intensive layout, or an "open" floor plan more typically utilized by creative companies seeking a collaborative and synergetic environment, the flexible floor plates at The Plant can be molded to virtually any specification.Download Floor Plans
